Our properties/homes can be booked several ways: Direct Booking (through us), Airbnb, or Vrbo.  Please note that the Direct Booking process takes longer to complete than the Airbnb or Vrbo booking processes, however the Direct Booking rates are sometimes/often lower than the Airbnb and Vrbo rates, as they do not include additional commission fees.  We are very happy to provide you with the Airbnb or Vrbo booking links for any or all of our properties/homes.  

The Direct Booking process requires the following steps: 

1) Complete the BOOKING/RESERVATION INQUIRY FORM and we will then respond via email with a list of available properties that best match the provided criteria/information.

2) Choose a property from the list of available properties that was offered in the email, and then complete the BOOKING REQUEST INFORMATION FORM

3) Complete the Screening Report request (which will be sent after we receive the completed BOOKING REQUEST INFORMATION FORM submitted to us)

4) Pay the MINIMUM REQUIRED CHECK-IN PAYMENT, which is the sum of: 

- First and Last Month's Rent (including any Pet Rent Fee, which is $150/month per pet)

- Security Deposit (see below*)

- Cleaning Fee (1-3 Bedrooms: $300; 4+ Bedrooms: $350)

5) Sign Booking Agreement

VERY IMPORTANT: The Direct Booking process requires that all communication regarding an inquiry/booking be conducted IN WRITING VIA EMAIL, so that all information regarding the inquiry/booking is clearly documented at all times.  This prevents any possible miscommunication and ensures that all communication information can always be referenced by either party at any time.

 * SECURITY DEPOSIT amount is calculated/determined based on the Screening Report results, the desired property, the length of stay and any pets.  The usual Security Deposit amount ranges from a minimum of $1,500 to a maximum amount equivalent to one month's rent.  Additional Pet Security Deposit: 1-3 pets: $1,500; 4+ pets: $2,500 

The Direct Booking process requires that only ONE INDIVIDUAL PERSON may be the PRIMARY REGISTERED GUEST.  The Primary Registered guest may allow others to share the property during their stay, however the Primary Registered Guest will be the sole responsible party for all matters regarding the booking.  Therefore, when inquiring about a property, please only provide the name and contact information for the ONE PERSON who will be the Primary Registered Guest, and all communication regarding the inquiry/booking will be solely with that one person only.  And the Screening Process will be conducted only for the Primary Registered Guest, and only the Primary Registered Guest will sign the Booking Agreement and be responsible for all payments for the booking.  In order for more a booking to be registered in the name of more than one primary guest, then each additional person must also complete the Screening Process and must also sign the Booking Agreement.
